Added schedule of clauses to standard agreement
I'm looking to rent a place for the first time in more than a decade, so the first time I'm seeing the standard rental contract. The landlord has attached an additional 37 clauses on top of that. How enforceable are these?
It has things like, under no circumstances will I be allowed to sublet, that I'm responsible for anyone on the property because of me (like a delivery person), that I won't do anything on the property that the landlord feels could increase utilities (this seems intentionally vague), I won't keep anything that an insurance company may consider hazardous, and if it's unoccupied for seven or more days I have to arrange for regular inspection by a competent person (I don't know what their standard of competent person is, but I'm not paying for a competent person if I go on vacation).
I didn't expect any sort of clauses, I guess I was naive enough to think landlords would just use the standard agreement.
