Moving from SJ to SF

Me and my partner are making the move from San Jose to San Francisco around March/April. We're looking at The Fillmore Center and SoMa Square as potential places to live. Just wanted to get some opinions on the two neighborhoods, and if anyone had any suggestions on other neighborhoods/properties.

The factors that gravitated us towards these two properties were: pet friendly, in-unit w/d, on-site parking, and under $3k.

Little info on us: We're both in our early 30's, I work from home and my partner works in the Financial District.

UPDATE:

Ended up putting a deposit for a unit at The Pinnacle at Nob Hill. We will be living in the city by March! Thanks for everyone's input and help!
